How it works

01 How it works

A booking arrives at night. By morning it is paid.

Same guest, same weekend — two routes.

02 The arithmetic

Commission is charged on every return.

Commission, again every yearYour own site

A site is bought once. Commission is every year.

Figures: €300 stay, 15% commission, 20 stays a year; the site €199 + €10/mo.

The site is where it starts. I come over, walk the place and read what your guests already wrote.

Then I make what is missing — the welcome book, the banners, the pieces the website never had.

  • New pieces for the website

03 Price

What it costs

Build

from €199

A starting point, paid once: design, every component, the admin, and going live.

Running

from €10/ month

Hosting, updates, backups, and someone to phone. More for bigger projects.

Most projects get a custom quote. The final price is agreed after looking at the property and working out what is actually needed. The calculator below gives an estimate, not a quote. Prices are final: I am not registered for VAT, so none is added.

In the price

  • Every component on the list — there are no "extra modules"
  • Two languages, real routes, ready for search engines
  • Your own Stripe account: the money goes straight to you
  • Migration from your current site and merging your calendars
  • A third or fourth language if you want one
  • Training, and support that does not end — ask anything, any time I am reachable. Questions are never billed

Quoted separately

  • Photography and video
  • Copywriting — putting your own text on the site is included, writing it is not
  • A component that is not on the list — a channel manager, a till, an accounting integration

Each one is priced before anything starts. Nothing appears on an invoice you have not already seen.

04 The arithmetic

Start with the numbers

Booking.com and Airbnb take about 15% of every reservation. Not once — every year, for as long as you let the place. Put your own figures in.

The calculator runs in your browser — nothing is sent anywhere. "Direct" means the guests who come back on their own or arrive from search rather than through a platform. All of them can live on one site.

05 Objections

Why you might not need this

Everything I would ask in your position. Where the answer is “then don’t”, it says so.

What if I do not like it?

Then you pay nothing more. The deposit covers the domain, the first hosting and the work already started. If you change your mind, ask for it back by email within 14 days of paying it, and I return it. The domain is registered in your name and stays yours. You see the site working first — your photographs, your rates, your calendar — and the rest is invoiced only once you have said yes. If you do not say yes we shake hands, and you owe nothing more. It is also why two of the answers below are "then do not buy this": talking somebody into this does not pay.

Booking.com brings me the guests. Without it I would be empty.

Probably true — and nobody is suggesting you switch it off. The platform earns the first booking: it found you. It does not earn the fifth. Your own site is where you send the people who have already stayed, and the ones who come from the sign at the gate, from Instagram, or from a friend. The platform calendar stays in sync.

I can get a website for a couple of hundred euros.

You can, and it will be a business card. The difference is not the design, it is what happens when somebody presses “Book”: availability, a minimum stay, a seasonal rate, a card or bank payment straight into your account, an email to the guest, a notification to you. Cheap builders do that through a plugin that takes its own percentage of every booking. The calculator above says how many months this one takes to pay for itself.

Nobody is going to find my site on Google anyway.

At first they will not, and that is not where this site earns. It earns where somebody already knows your name: the code on the room door, the email after checkout, the link in your Instagram profile, the plate at the gate. Search arrives over a year or two and is a bonus, not the foundation.

I am not technical. I will not be able to run it.

That is the entire product. teatro.lt and roziunamas.lt are run every day by people who do not write code — from a phone, standing in a kitchen. Rates, dates, photographs, discounts, bookings. Training is in the price, and it does not stop after the first conversation: ask as much as you need, whenever I am reachable, and questions are never billed.

What if you disappear? I would be left with nothing.

The most honest question on the list. The domain is registered in your name. The Stripe account is yours — the money never passes through me. You get the code and the database, and the server is ordinary Linux, so any developer can take it over. If I vanished the site would keep running; only the updates would stop.

I do not want a monthly fee for the rest of my life.

The monthly is the server, the backups, the updates and the fact that I answer the phone. Stopping it does not take the site away: you take it with you and pay only for hosting. There is no lock.

I have one room and I let it a few weekends a year.

Then do not buy this. On €1,500 of annual revenue the commission is about €225. Even if half your guests came to you directly, you would save less than the running costs. The calculator above gives your number: if the payback is longer than two years, stay on the platform.

I am worried about double bookings if I stay on the platforms.

iCal sync runs both ways, but I will not pretend otherwise: Booking.com and Airbnb fetch calendars every few hours rather than instantly — that is how the standard works. If you run tight, sync through Beds24 instead: the channels and the site agree within minutes. Or move to direct bookings only.

What happens when a guest cancels or wants their money back?

You refund it from your own Stripe or Paysera account — it is yours, so it is your money and your decision. You set the cancellation terms, and the guest sees and accepts them before paying. You do not have to call me or ask permission.

Guests trust Booking reviews, not my own website.

New guests do. So the reviews are carried onto the site with a link to the source, and the payment screen shows the usual card marks and Stripe. But the important part is this: that argument is about somebody who does not know you yet. The money this whole page is about comes from the ones who already do.

I already have a website.

If it takes bookings and money, keep it — change nothing. If it is photographs and a telephone number, it is an advertisement, not a channel. And it does not have to be rebuilt: often it is enough to attach the calendar and the payments to what you have.

06 Running it

The whole site fits in a phone

The admin is a website, not something from an app store. You add it to your home screen and it opens like an app — calendar, rates, photos, reservations.

07 Components

All of it is already written

These components already run on teatro.lt or roziunamas.lt; anything that does not yet says so. This is not a list of promises — the calendar is real, go and use it.

08 Get in touch

Tell me what you rent

Briefly: what the property is, roughly how many nights a year, and where you advertise now. You get a specific proposal and a date back.

What you want built, and your current site if you have one. If you rent out a property, say what it is, how many nights a year you rent it, and where you list it now.

What you type goes to that address and nowhere else.

First, though — see what is already running →
