Every seventh night, you work for Booking.com
A direct-booking site with your own payments, your own calendar and an admin you run from your phone. Nothing stands between you and the guest — and nothing is left for the commission.
Booking.com and Airbnb take about 15% of every reservation. Not once — every year, for as long as you let the place. Put your own figures in.

02 Components
All of it is already written
Every component below is already running on teatro.lt or roziunamas.lt. This is not a list of promises — the calendar is real, go and use it.
This is a demo — nothing is reserved and nothing is charged.
Booking calendar
Free dates, minimum stays, seasonal rates. A guest only ever sees what is genuinely available.
Stripe payments
A deposit or the full amount, by card. The money goes straight to your account, with nobody in between.
Rates and seasons
A different price for weekends, seasons or holidays. Changed in seconds, from your phone.
Discount codes
Codes with an expiry and a usage limit — for returning guests or for partners.
iCal sync
Booking.com and Airbnb calendars stay in step, if you want to keep them as a secondary channel.
Hourly add-ons
Sauna, hot tub or a late checkout — booked by the hour and reconciled against the nightly stay.
Gallery manager
Photos uploaded, reordered and deleted from your phone. No code anywhere near it.
Reviews
Collected after checkout, approved by you, shown on the site.
Push to your phone
A new booking reaches you in about a second. No extra app to install.
Interactive guide map
The places you actually recommend. Free, or a paid add-on that earns on its own.
03 How it works
You change it on your phone; the guest sees it
One rate, three steps: from your phone to the guest's screen to your own bank account.

You change it from your phone
Open the admin and drag the nightly rate. Nothing to upload, nothing to publish, nobody to call.
The guest sees the same thing
The same rate on your own site, the same moment. One calendar, so double bookings stop being possible.
The money comes to you
The guest pays by card, the money lands in your account, and your phone gets a notification.
03 Where the money goes
The same payment, two routes
The guest pays the same amount either way. The only difference is how much of it reaches you.

The guest pays
One night, one amount. Up to here the two routes look identical.
Through the platform
Booking.com and Airbnb take a commission on every reservation. Not once — every year, for as long as you let the place.
Direct
Only the card fee is left. And the difference does not stop after a year: it repeats for as long as you let the place.
04 Running it
The whole site fits in a phone
The admin is a website, not something from an app store. You add it to your home screen and it opens like an app — calendar, rates, photos, reservations.
Nothing to install
Works on a phone, a tablet and a desktop. Updates arrive on their own.
Notifications that carry no data
Google or Mozilla relay an empty ping — no guest name, no dates in it. Your phone fetches the text straight from your own site, over your own session. Guest details never reach a third party.
One source of truth
The calendar you see on your phone is the calendar the guest sees. Double bookings stop being possible.
